If you are facing a foreclosure auction soon you might need to sell your house as a short-sale to stop the foreclosure. This will stop the foreclosure, but you will need to convince the lenders of your “hardship” for them to agree. You will need to move, and your credit will be hurt, but not as much as a foreclosure.
If you have first tried and failed to get a loan modification, speak to a CPA or Attorney. If they suggest a short-sale, contact me immediately.

Hi Kelsheikh,
Technically the NOD and the NOT are pre-forclosure. Only the REO are post-foreclosure.
I also work with Buyers to help them mine for owners who are not yet at NOT, but will be soon.(true pre-foreclosure)
These are the Sellers who can really be helped by selling quickly at a resonable price. Win-Win, the only type of deals I do.
The weekly lists are for the previous 30 days.
I also have all of 2007 available as a single file (call or email your request)

We are looking into buying investment properties in Oakland, Alameda. How does the market look like in those areas?
Do you prefer Oak/Ala, or Dublin/San Ramon?

Hi Tony,
When I help Investors I am area neutral. What makes an area good for investing is specific to the needs, talents, interests, and goals of each Investor.
I have moved all my investments out of California for now, I may start buying again here sometime. For me this has been a good choice.
I live in Dublin so I know this area better then Oakland, but there are opportunities in every market for careful, rational investors. Oakland has more multifamily properties then Dublin, Dublin may be a better long term play for SFRs.
I teach a class to Realtors which is intended to help them define the needs of their Clients and then find investments to fit the Client. It’s a critical step that many of us Investors forget to do for ourselves.
2008~2009 will remembered as a time when those of us who took action became multi-millionaires.

I am looking to buy a very low cost (under $150K) single-family house in Richmond, San Pablo, or possibly Oakland, Vallejo or east Contra Costa to use as rental property.
